Ribarich Appraisals offers 3 different types of home inspections. These are directed towards Realtors-"For Sale by Owners"-Buyers-Sellers and those who need advance notice of any FHA pre-listing issues which may arise.

• Many Realtors and FSBO's, need advice regarding a pre-listing. We provide floor plan sketches. Many homes measure larger/smaller than reported by public records and if so it needs to be explained prior to a full appraisal. This may be due to additions or modifications which the county records have not reported.
• FHA qualified home sales are taking longer due to "red flags" which can occur during a full FHA appraisal. Ribarich Appraisals are certified appraisers and FHA approved. We provide a Pre-FHA inspection which covers approximately 93 items for loan approval. This is not a home inspection.
• Mold inspections are offered. Indoor air quality issues are more apparent as EPA, science and medical professionals have new studies regarding health related issues attributed to higher levels of indoor mold. We offer a complete mold inspection (not a home inspection) sampling interior air quality. Complete inspection report plus microbiology lab reports come with the inspection.
